As head of the company I am bringing 16 years property management experience to oversee the operations of the company. My experience includes project management for new home developments, management of rental apartments, homeowner/condo association management, groud rental management, and some retail/commercial management. I also have background in real estate sales, being licensed in Maryland, Delaware, and Massachusetts. I have 2 projects I am currently working on. (1) Purchase of a class A high-rise apartment building(s) in an urban area. The building is 5 years old and in a position to be split off into 2 buildings- 1 rental apartments and 1 condominium. It is currently all rental. The change will provide a balanced response to rental and condo markets in the city. The condominiums will be able to go for at least $400,000 up to over $1,000,000.00. The apartments can currently go for up to $3,000. If this purchase can not be arranged, I wish to obtain other communities in the same area. (2) An area 4-5 miles outside the city center is in need of redevelopment. The City is prepared to assist developers with the effort. I have found a piece of property (already zoned commercial). The property is a shopping center which is almost fully vacant. I wish to remove the existing buildings and build a new Outlet Shopping Center. Additional pad sites are also available. it has great access to RT1 and other main thoroughfares. There is no outlet centers in the city area and would be a great attraction to both high-end customers and bargain shoppers. As the company grows, I intend to expand into residential development.
